Orlando electrical permits: what homeowners should know

Which office issues your permit, what usually needs one, and how to check it.

Most electrical work beyond simple replacements needs a permit. Which office issues it depends on whether the property is inside a city’s limits or in unincorporated county land, not on the mailing address.

Work that usually needs a permit

  • Panel changes and service upgrades
  • New circuits, including EV charger circuits
  • Generator connections (interlocks, transfer switches, standby units)
  • Pool and spa wiring
  • Remodels and additions

Who pulls the permit

Normally the licensed electrical contractor. Florida law lets owners of a single-family home or duplex they live in act as their own electrical contractor under specific conditions (the owner-builder exemption), but they can’t hire an unlicensed person to do the work.

Check your permit

  • Ask the contractor for the permit number before work starts
  • Look it up on the permit office’s online portal
  • Make sure the final inspection passes and the permit is closed
